Reservations:

One-night deposit required with credit card. Visa and MasterCard accepted.
Reservation confirmations will be sent by e-mail within 48 hours.

Check In/Out: Check in:  4:00 - 8:00 p.m.
$25/hour early check-in by prior arrangement only.
Check out: 11:00 a.m.
$25/hour late check-out fee, full night charged for check-out after 2:00 p.m.

Cancellations: If your plans change, please notify us by phone at least 15 days prior to your scheduled arrival date. You will receive a cancellation number and refund minus $25 administration fee. Reservations cancelled within 14 days are
non-refundable and will result in charges for all nights of your reserved stay.

Due to the high room demand during the following special events, rates and cancellation requirements are different than our standard reservation policy.
Ragtime Festival: June 4-8, 2008; 4-day minimum stay
Midwest Stud Ram Show: June 23-28, 2008; 2-day minimum stay
Arabian Horse Show: June 26-29, 2008; 2-day minimum stay
Missouri State Fair: August 7-17, 2008
MS150 Bicycle Event: Sept 6, 2008

Visitors: Visitors of guests allowed in B&B common guest areas only.
Facility hosting fees of $25 per hour will be applied to 3-10 visitors using B&B guest indoor/outdoor amenities. More than 10 visitors is $5 per person/hour.
Guests (children included) added to room without prior reservations
will be charged $65 per person.

Meals:
A full breakfast is served at 8:30 a.m.
Please request vegetarian or diabetic meals.
Dinners are not provided, but we can recommend a variety of restaurants.

Children: We accommodate families with children six years and older.
Children must be accompanied by parent at all times.
Child care is not available.

Smoking:

Sedalia House is a non-smoking facility.
Smoking will result in an undisputable $200 cleaning fee.

Pets: Sorry, pets not allowed.
